You notice a problem (e.g. leak, water damage, cracking, ceiling staining)
Step 1: Report it
- Report the issue to Rendall & Rittner
- Take photos and note dates/times
Step 2: Is the cause known?
- No / unclear ➜ Investigation needed
- Yes / obvious ➜ Go to Step 4
Step 3: Investigation
- You (the reporting leaseholder) arrange:
- Leak detection / survey as appropriate
- You normally pay upfront
- Results determine next steps
Step 4: Is it potentially an insured issue?
- No ➜ Repair is not an insurance claim
- Yes ➜ Proceed as a possible insurance claim
Step 5: Insurance claim process
- Rendall & Rittner notifies insurer
- Insurer may:
- Request further evidence
- Appoint a loss adjuster
- Expect delays — this is normal
Step 6: Quotes
- At least two quotes usually required
- Quotes submitted for insurer approval
- Do not start works yet
Step 7: Approval
- Insurer approves:
- Scope of works
- Costs
- Excess (£500)
Step 8: Repairs
- Approved works are carried out
- Payments made in line with insurer instructions
Step 9: Claim outcome
- Insurer settles claim (less excess)
- Investigation costs may be recoverable if covered
